    Request for prayer

    I ask everyone to pray for me. I have pre-qualified for a houe loan. Despite what the bank says I can afford I am being realistic in what I can afford. Anyway I have found a house. It's an older house but when I figure estimates of what I will have to pay for utilities, water, stuff that you don't ordinarily pay when renting, I feel I may be pushing the envelope on income vs outgo, no mater what the bank says. They look at gross and I look at net. I cannot spend gross, I can only spend net.

    I have been looking at listings for weeks and trying to find a house with two bedrooms all on one floor and a basement in my price range is unbelievably hard. This one is an older house with one bedroom on main floor and the second upstairs, a converted attic, I really need to eliminate stairs my husband has to climb. Chris can still climb stairs ok. I even considered slab houses but the ones in decent shape are too high and in reality gas and light company says it may cost more to heat a house all on one floor so quite possibly this is the house that fits the bill. Pray that God will give me the insight I need to figure this one out. Or that he would lead me to the house that meets our needs and is in my price range.

    I even looked a couple of fixer uppers but the fixer up stuff is more than we can do alone and that route would actually probably be more costly than is apparent.

    Best of luck, and be patient and make sure you get what you want. Don't get a two story house if you don't want stairs. Take the time and be sure you're happy with what you get. I hear you on being sensible when it comes to price...get what YOU can afford, not what the bank says. It's you that has to pay each each month, not them. They just want their money, they don't care if all you can only afford the store brand (not Kraft!) mac and cheese after paying your bills!

    I became a home owner for the first time six months ago...I love it compared to apartment living. But it's expensive.....My average apartment utility bill was $65.00...I'm paying three times that amount now (on a good month). But I knew this going in.

    If you plan on owning it for a long time, get a fixed-rate mortgage so that you pay down the principal thereby building some equity. Rates will probably start heading up in 8-10 months, so avoid the adjustable-rate plans. If you'll only be there a short time, you could try an interest-only for 5 or seven years with a balloon for the last 25 or 23 years which would save a few hundered dollars a month. Very nice if the property values are not stagnant. Very expensive if you stay and don't refinance out of the interest-only plan.

    Don't forget that as a home and property owner, your net income will increase because you'll have more deductions
